1. Where can I find membership information?

2. Which web browser can I use with FlexMLS?

There are many web browsers that work well with FlexMLS, however Internet Explorer and Firefox are the two that are supported 100%. Safaris is about 90% compatible (both Internet Explorer and Firefox offer Mac compatible versions that can be downloaded for free.

3. How do I login?

First you must obtain a SAFEMLS security device. You may use a token or your Supra d-Key/e-Key. to activate the device you will go to http://flexmls.realtyweb.net (or use the Login options on either www.RealtyWEB.NET or www.nefar.com). Your user name is usually your first and last name, all lower case, no spaces (ie. bobjames). Follow the prompts. After activation, you will continue to login with your user name, the 4 digit pin you entered during the activation process, and the device for password.

4. What if I forget my pin or lose my device?

On the FlexMLS login screen, you will finds a link for forgetting your pin or if you lose/break or your device. Be sure to remember the security questions you answered during the activation in order to receive your pin or a 4 day temporary password. Prior to the 4 day timeframe, you must stop by the nearest service center to obtain a replacement. Please keep in mind there may be a $50 replacement fee.

5. What about my Personal or Office Assistant?

Each assistant must complete the appropriate form found under the Membership page on www.RealtyWEB.NET>Membership Information & Forms. The last two forms are for assistants. Once completed fax to the NEFMLS. Each assistant will be assigned a login that will access the information you requested. They will need to obtain their own login device from the nearest service center.

6. Why can't I use my browser Back button?

Some pages in FlexMLS are not designed to store on your machine. You will find on each screen navigation options (such as "Return to Search Results") that should be used.

7. What is the difference between System Name and Marketing Name?

System Name is you true full name - usually matches the name on your license. Marketing Name can be used for "nicknames" (instead of William maybe you prefer Bill) or a marketing tagline. You can then select whether to have your System Name, Marketing Name, or Both appear on your listings and correspondence.

8. My e-mail address and phone number are incorrect on my listings-How do I update this information?

In FlexMLS, go to PREFERENCES>MY PROFILE. From there you may update all contact information as well as your photo.

9. Where can I find Listing Input Forms?

From FlexMLS, go to DAILY FUNCTIONS>INPUT SHEETS. Select the correct property type and print. (It is recommended that you not select "Print possible values for fields with lists " unless necessary-this is very lengthy)

10. On step 1 of adding a listing, it asks for the Parcel Number and a county selection, however, I do not see the county listed - Why?

This particular request for Parcel Number instructs the system to find the tax record, and auto populate key listing information. Currently, we do not have that as an option for all 21 counties of tax data. Since Parcel Number is not required on step 1 of adding a listing you may leave it blank. It is, however, required on step 3.

11. Can I attach Documents to a listing (such as floor plans, disclosures, etc.)

"Yes. You may upload documents under the Change Listing module. Acceptable file formats for documents include .jpg, .gif, .bmp, .pdf, or .png. Files should be approximately 750 x 1000 pixels and a minimum of 300 dpi. The maximum file size for a listing document is 10MB."

12. How can I upload a Video or a Virtual Tour for a listing?

To add videos, first the video ill have to reside on a video hosting service website (such as YouTube.com etc.). You will then copy that link, go to the Change Listing module, select VIDEO, and paste the video link. There are two spots for videos, Brand /Private (which contains advertising) and Unbranded/Public (no advertising). You must be able to provide an Unbranded/Public link. Virtual Tours are similar except once you purchase the tour, the company will send you both a Branded/Private link and an Unbranded/Public link. In the Change Listing module you will select Virtual Tour and enter each link appropriately.

13. Can I search for both a Single Family Home as well as a Condominium?

Yes. Just be sure to use the CTRL Click to select both property types.

14. What is the difference between Public and Private (confidential) reports?

Public Reports in FlexMLS are used for distribution to your clients. Certain information in the MLS has been deemed confidential (such as Private Remarks, Showing Instructions etc.) and may not be distributed to non members.

15. Are there Area, Zip Codes, and Flood Zone overlays for the Maps?

Yes. In the upper right corner of the map, you will see a selection titled Overlays. Choose which overlay you would like to see on the map

16. When I print a listing, why does it use two sheets of paper?

Check you Page Setup in your Internet browser. For example, in Internet Explorer go to FILE>PAGE SETUP and be sure your margins are as small as your printer will accept to maximize printing area on the paper.

17. Why can't my client open the link in the e-mail I sent?

First, check with your clients if the link is visible in their e-mail. Some e e-mail providers disable the link in an effort to protect the customer.

18. Where can I get a list of Regions & Areas?

In FlexMLS, go to Daily Functions>Forms/Info. You will find the Region & Area Descriptions under RealtyWEB.NET MLS Documents and Info. You can also view the Areas on the FelxMLS Map.
